Lose Stagefright Over Your Lunch Hour

While teaching a two-day Speaking Confidence program to a group of 25 government secretaries, I wanted to give them practice using their personal experience to help others. So I gave them a simple assignment to ponder over their lunch hour: Think of a lesson they’d learned in life and share that lesson with the group when they came back.

A petite woman named Judy nervously came to me as the group was disbursing. Judy begged me to excuse her from this exercise. “Please! You don’t understand. I’m terrified! I can’t possibly get up and speak in front of all these people,” she pleaded. We talked for a few minutes and, with compassionate encouragement from me, agreed to think in a hypothetical way about the possibility of maybe doing the exercise. With a long face and a heavy heart, Judy slouched off to lunch.

When the group came back, I said, “OK, it’s time to hear your lessons learned. Who wants to go first?” To my amazement, Judy’s hand shot up! “Well, Judy, come on down,” I said.She marched to the front of the room like a woman on a mission. She whipped around and, with a determined but gentle poise, she looked out at her colleagues and spoke. “After 30 years of marriage, my husband left me for a younger woman, which was devastating. To make matters worse, he took all our money. So there I was alone in my mid-’50s and practically penniless. (Long, poignant pause.) But, I’m happy to say that today I am literally a millionaire. That’s because, out of necessity, I learned to save and manage and invest my money. But none of you should have to learn it the way I did. So take out your pencils, girls. I’m gonna show you how it’s done!”

Judy Blew Us Away

She was funny, passionate, authentic, driven, feisty. She shared the mistakes she made, the resources she found, the lessons she learned, the gifts she discovered-all with a magnetic power that held us transfixed. The moment she finished talking, everyone leaped up in a joyful, exuberant standing ovation.

After everyone settled down, I asked, “Judy, what on earth happened to you? An hour ago you were quivering, saying you couldn’t possibly speak. Yet you’ve just held this room spellbound for 10 minutes. What happened?” She paused for a moment and said thoughtfully, “It never occurred to me until today that I could HELP people from up here. All my life I thought that public speaking was about following rules and performing and getting everything right. It had never occurred to me I could just stand up and help people.”

As Judy discovered, all the posturing and performing is unnecessary. You need a desire to help your listeners-that’s it! Any time you speak to a group, it’s because you have a message that can help them. Perhaps you can spare them some pain (as Judy did), tell them about a resource they’ve been missing, help them take advantage of an opportunity, explain something that’s been confusing them, make their jobs easier, save them money or time, increase their efficiency, boost their morale, solve a problem, etc. The audience doesn’t need to be impressed or entertained. They just need YOU and the wisdom you have to share.

As Judy learned over her lunch hour, it’s about helping people.

Once you’ve decided to buy a property, the first step is not to go house hunting. Instead, you should find out what you can borrow. In doing so, it is important to understand the difference between loan qualification and approval.

Pre-Qualified

Getting pre-qualified for a home loan carries little if any weight when it comes to actually getting the loan issued. Let’s take a look at why.

Its time to buy your first home and you’ve done the research. The first step is to find out how much you can borrow. Down to the bank you go for a sit down with a friendly home loan officer. This person asks you questions about finances, salaries, credit and so forth. You might even be asked to fill out a short questionnaire. After a surprisingly short time, the bank officer suggests a loan amount of around $300,000 is probable. Being really helpful, the bank officer even prints out a form letter with your name and the pre-qualification amount of $300,000. Wow, that was easy…perhaps to easy?

The problem with pre-qualifications is they are based on best guesses. The bank officer looks at no hard facts. When it comes time to actually apply for the loan, you can be assured the lending institution isn’t going to be willing to guess. In fact, you might be told you don’t qualify for a $300,000 home loan when push comes to shove. You might only qualify for $250,000. In nightmare situations, you might not qualify at all because of credit problems. In short, home loan pre-qualification is a waste of time for the most part.

Pre-Approval

Getting pre-APPROVED for a home loan is definitely your best option. Getting pre-approved for a home loan is an excellent strategy because you actually go through the process. Issues such as income, credit scores, personal wealth and so on are resolved. At the end of the process, the bank agrees to issue a loan up to a certain amount contingent on an appraisal of the home you eventually decide to buy. The lender will produce a letter indicating as much, and it is a very valuable letter.

A pre-approval letter is instant gold in the real estate market. If you were selling a home, would you prefer a buyer with a pre-approval letter or one without? The answer is obvious and leads to another advantage. In the current market, it is likely you will be bidding against other parties for property. A seller is much more likely to select your bid because they know the loan process will go smoothly. This can make all the difference when it comes to closing a deal.

Determining how much money you can borrow is the first step in the purchase process. Just make sure you get a pre-approval letter, not pre-qualification guesses.

It may or may not have occurred to you how important it is to measure the innovation of your own business. However, if you do not look into the efficacy and processes within your company, there is no way for you to know how well your organization is truly running, and in which areas improvement is needed. Of course, if you want to measure the innovation of your business, you will need to have a technique to use to gauge the different elements to be considered.

Traditionally, these elements have consisted of counting defects, measuring costs, and tracking cycle times. Today, as we understand businesses processes better, it has become a bit more involved but no less achievable.

With improvement strategies such as Six Sigma - a set of techniques developed by Motorola that focuses on the process of improvement within a business - there are ample measures available to recognize if your business is achieving its potential, or if it is lacking on one or many levels.

There are primarily five areas of measure for innovation, which include:

1. Performance - your company’s ability to provide a total solution in relation to its requirements and its competition

2. Quality - the number of defects and the number and rate of delay

3. Timing - its speed to the market, including its schedule for internal development (also known as cycle time) and its external market timing.

4. Finances - revenue expectations, costs, margins

5. Development costs - for specific projects

Additionally, there are a number of sub-categories for measuring innovation within your business. These include:

• Turnover of personnel

• Percentage of product and/or service tests passed

• Percentage of reuse (the number of tested items that were borrowed)

• Number of specification or requirement changes needed

• Percentage of new parts (the number of items that are untested)

• Percentage of unique parts (potential areas for difficulty in integration)

• Percentage of new vendors

• Percentage of staffed to plan (including times of over-staffing and under-staffing)

• Percentage of designated time lost to undesignated projects

As you can see, there is quite a bit to consider when you wish to measure the innovation of your business. This often explains the inclination for businesspeople to put off such measurements. However, by doing so, you are only holding back from the ideas, changes, and potential that you could be offered from the result of these measurements. The best time for you to measure the innovation your business is today.

The Basenji: Out of Africa

The Basenji is a very ancient breed. It has been a native of Africa since written history began. This unique dog has characteristics which are quite individual to the breed and are not found in any other domesticated dog. For one thing, it is considered a barkless dog, it “yodels” or “purrs” when contented and “wails” when distressed. The Basenji is more catlike in some of its mannerisms than it is dog-like. It is a very clean dog and very light on its feet. I have personally seen a Basenji leap into the air and catch a bird in flight…more than once. Furthermore this dog does not stop at birds, it is quick to catch any rodents and will even eat earthworms with delight.

The Basenji’s color is quite clean. Red and white, black and white, tri-color and brindle or tiger-stripe are the accepted variations. The coat is smooth and colors appear very glossy. The face has wrinkles which give the dog a worried expression which is quite appealing. The ears are upright, the tail is a tightly curled “doughnut” over the back. The feet are tight and round and the entire look is one of exceptional grace and balance. The Basenji is a small dog standing about 16-17 inches. Unlike most domesticated dogs, this is a breed which only goes into heat once yearly, having puppies usually during October to December.

In Africa this little dog is considered a hunter’s helper, it will help the beaters by driving the prey into the nets. It is independent and will catch its own prey as well as do the driving. It can be considered both a sight hound and a scent hound as it uses both of these attributes quite successfully.

Because of its quite independent heritage the Basenji can be a handful for a novice owner to train. However, those who take the time will find that it is a wonderful companion and a delight to own. It is generally reserved with strangers but willing to accept neighbors and friends. The Basenji is very playful and highly intelligent and because it is a naturally clean animal it is fairly easy to housebreak. A fenced yard is a necessity because the Basenji is quite aware of its environment and will investigate everything that happens in its surroundings and it is an exceedingly fast dog.

The Basenji in Europe and the United States were developed from a very limited gene pool. Consequently some recessive genes which are dangerous to the health of the breed have surfaced. Among the conditions are kidney disorders, intestinal malfunctions and retinal atrophies. Responsible breeders have made serious efforts to eliminate these problems with controlled breeding. In 1987 and 1988 two safaris were organized into the country of Zaire to bring out new bloodlines. The importation of these new lines helped to further increase the genetic pool and improved the general health of the breed.

Live With An Attitude Of Gratitude

Imagine for a moment one of those nights when you just can’t fall asleep and you have to get up early the next morning for a very important meeting of which you are the keynote speaker. Your alarm clock goes off early in the morning waking you from what little sleep you had. You stumble out of bed, have a quick shower, grab a coffee and some toast, and off you go to fight the traffic on the way to work.

Does that sound like the start of a terrible day? Most would answer ‘yes’. Few people however, would answer, ‘no’. These are the people, who are in my opinion blessed with a gift. A gift that determines how they view their life. These people live with ‘an attitude of gratitude’. For them, the situation described could be worse. Much worse. For example, think of the man who doesn’t have a bed, let alone a roof to over his head. When he is awoken from what little sleep he is able to get, it is by the rain falling on his cold body. He too stumbles to his feet and begins his journey to work in his bare feet. His work is in the field of survival. He searches though garbage cans for scraps of half-rotten food to eat and odd bits of clothes to keep him warm.

The purpose of this example is to illustrate that we all have so much to be grateful for. Even in times when it seems that nothing could be worse, there is always a reason to be grateful. And when you feel a sense of gratitude, you feel a sense of happiness and content. My challenge to you today is to learn to look for the good in every situation and live with ‘an attitude of gratitude’.

I assure you, if you were the fellow searching for food in garbage cans you too could find things to be grateful for. You just have to look hard enough and ‘open your eyes’ to what is around you. You have to focus on what’s good in your life, not what’s bad.

Life works in mysterious ways. Time and time again there have been stories of people who are in a dire strait yet they are found helping others who are experiencing greater turmoil. This is because once you have helped someone in greater need than yourself, you always feel better. You feel better because you have helped another human being, and this forces you to change your mindset from focusing on your problems to focusing on their solutions.

Always focus on the solution, not the problem and live with an attitude of gratitude! Mother Teresa was a primary example of this phenomenon. Her entire life revolved around helping others in need. As a result she experienced a great deal of love and self-satisfaction in her life.

I challenge you now to take a moment to think of five things in your life that you are grateful for today. For example, your friends, your family, your job, your sense of smell, touch, sight, and sound. The list can go on and on. Imagine what your life would be like without these things. Write them down on a piece of paper and really think about the things you are grateful for. You will be amazed at how great you will feel!
